Welcome to our new neighbors on Fay Road! And what a great summer they will have in their new home, garden, and art studio. This home sits high atop a ridge with several others, all sharing a magnificent view of the Sierras. This property, featured many times now on my website, is a special one. Our new owners really appreciated the gardens and fencing in place as both of them are well schooled in horticulture and knew immediately that our seller had planted many beautiful specimens in the garden and orchard. Of course they love the floor plan and have their own new ideas about bringing this home to their own specifications soon.
Besides the beautiful residence, the grounds, and view, there are “underpinnings” on this property that will excite almost anyone looking for an estate quality home here in historic Grass Valley. The property has a well, with pretty high productivity, but Fay Road now also will have access to Nevada Irrigation District piped water and HYDRANTS! Here in the foothills we are very happy to brag about our over 50 inches of annual rainfall, but often, when we are in drought, having access to a nice hydrant, just in case, is optimal. NID has welcomed our new owners by tearing up the street in front of their driveway this week! I am hopeful that before their big move, our new neighbors will actually have access to their new home. There will likely be some interest in the closing here on Fay for one other reason. The pricing. Our market has been red hot this Spring. When this property was listed, we were at the end of a long, hot summer, and during the first month on the market, our state had experienced epic fire seasons. It was difficult at best to get foothill homes under contract as a result. Once we overcame that seasonal change, it took a while for the state to recover so our pricing softened for a time.
Many of our clients are coming from the Bay Area, and their markets are so much more aggressive than ours. This sometimes requires them to make a bid on a property prior to selling their own homes. As a result many have to write “contingent” offers hoping the sellers will agree to take their property off the market for an extended period of time while they get their homes sold.
This package was just one of those contingent sales. The buyers had already agreed with an earlier appraiser, that the value was there, and were willing to bid higher than listed price to secure their future.
Most of you are not aware of some of the complicated transactions we are dealing with these days, but there are many variables in any sale and no transaction is “cookie cutter”. Some of them can be risky and most must be carefully considered from all angles. The answer to that sort of complicated contract is to be sure to secure the help of a seasoned, experienced agent.
