We are in the foothills! It is beautiful and stunning and quiet and we have little to no traffic! But adorable, walking friendly areas are pretty hard to find unless you live in town in Grass Valley or Nevada City. Walking your dog, meeting neighbors, and trick or treating takes on new meaning here. Most of our neighborhoods are nice homes on land with a wee distance between the homes.
We do have neighborhoods! Just often steep hills between neighbors. Henson Way, however, is in a very sweet, friendly area of Alta Sierra where there are smaller lots, gentler topography and (wait for it) ADORABLE houses. It functions like a normal neighborhood.
10758 Henson Way, Grass Valley is just such a home. The long time owners have done loving upgrades to a home that truly has great bones. There are solid hardwood floors, sky lights, and many charming custom amenities.
If I was given to bragging, I would say that being able to sell this darling home in less than 40 days had a great deal to do with my marketing skills (well maybe some of it). The house was so much fun to work with that my team made quick order of cleaning the grounds, scrubbing up this pretty little home, and staging just in time for torrential rains and Broker’s Open tour. The sellers were out of area, so they trusted us to be their eyes ears and ‘readiness experts’.
We, quite frankly, finished our preparations the morning of broker’s open. Serving hot tamale pie and tacos and having 47 agents come hungry and wet to our “impromptu party” set the stage for when our great buyers saw their soon to be new home.
They were tired. They had been looking at homes for hours, and it was cold, dreary, and WET. They arrived as we were putting a wrap on the agent tour. They got to eat, relax, and enjoy the home as no one can when the houses are empty. They, additionally, had the listing agent on hand to explain anything they wanted explained and to welcome them to Grass Valley! They did have their own agent with them, which was great! I was able to explain to her anything the buyers might not understand.
Do all agents do this? Set the stage for the perfect deal? Not often! Readiness and the warm glow of a well maintained, ready to sell home is what dazzled the buyers and sold this home! And, to be honest, they bought the wisteria vine! Take a look at this picture. What sold the house after all was that the buyer loves the wisteria (as does the seller) and she promised the seller she would be a good steward of his beloved wisteria vine.
