Imagine going to the store and finding nothing to buy but one head of dead lettuce and a can of beans. Or maybe it was a good store and you could pay for what you need, but the selection of items was left lacking.
That pretty much has been the case for people in most price ranges these past several years. Honestly, no matter what range you were shopping in, there were only a few homes from which to chose. If you were lucky enough to have an amazing Realtor® with deep connections in the community, you could, and did, find a wonderful home. In the last year you might find it, but you were likely paying a good price for it as well.
Then Spring 2019 hit us! Early on in the winter months, those of us who follow the market closely were convinced this season would be different. We had a very long, wet, and cold winter, so many of the houses didn’t come on the market as usual in the early Spring. Instead they waited until May, and since then the sellers had to reassess their pricing. Last Summer was pretty interesting with pricing and inventory being on an ever changing flux.
The best news in all of that is that buyers were very lucky to get some really SWEET deals! Included in that package was the cost of borrowing money (interest rates) being at amazing rates, even for jumbo loans. So congratulations to all of you who were in the right place at the right time!
So forecasting? I am forecasting a great Spring 2020. This winter has been very nice so far, with snow on the mountains and a little rain here and there. If you don’t mind looking at the foothills properties when there are no leaves on the trees (and many in mushy messes around the properties), then now is the time to beat the rust of Spring market, and get out here and look! We also have hidden assets here in the hills, when you are “in the know” that are in preparation for Spring, but not yet on the market. If you are one who likes to peruse the market personally, then get an appointment soon. I have information about several really great properties that are currently being spruced up, but are available for appointments to see, should you be READY.
Of course, be sure to read the blogs from the past about READINESS for purchase. Most agents these days are savvy enough to NOT show homes or land without an appropriate proof of ability to purchase (pre-approval letter from local well known lender!).
