“Selling a home home during the Holidays can be a load of fun!” SAID NO ONE EVER…except your favorite Realtor! I love the holidays! Just about every single holiday is a time to celebrate the bounty we have in America, and even during times that are rough, having your home decorated in a festive way is wonderful for your mood. From Halloween until New Years sellers have a golden opportunity to dress up their homes and property for this unique selling season.
There are several things that sell homes during the holiday season. First, the way your home looks when tastefully decorated is an enticement for the buyers. If decorated in moderation it helps the buyer to envision their own holiday festivities in your home. When compared to others that might be on the market during the Holiday season, yours will need to be clean, festive, safe, and bright. It does indeed set you apart from the majority of homes that are not decorated with a hint at marketing. The skies are darker in December! So light up the stairs with a strand or two of twinkle lights and a cedar boa up the railing. Be sure to leave place for hand holds. This simple thing can not only lighten the stairs for safety but add a pleasant aroma that may masque any unpleasant odors in your home. Put up the tree! Leave it lighted for short times so that when your buyer comes in, they see a welcome that cannot be achieved in the same way with other decor!
Make the beds, toss some festive holiday colored pillows on them, and add a few more to the sofa. Light some nice candles if you are around to monitor them (never leave them lighted and leave home). If you have a fireplace, get the fire going. Don’t be shy about a spot of color, placing a nice holiday plant on the table, and greens on your mantle! Be creative! Cookies! Who doesn’t love a nice plate of holiday cookies left in the kitchen for you to munch as you are looking at the home. Honestly, when you are having a treat, you don’t look as closely at the crumbs that might have remained while baking. Even if you don’t bake (I am pretty bad at it), you can buy dough in a tub and make some chocolate chip cookies before the buyer comes to your home. Make a simple pot of coffee or brew some tea and leave a place at the counter for company. Welcome comes in all kinds of flavors. One of my best sales last year happened as a result of the seller’s football party goodies being prepared while the buyer was looking. Popcorn was popping, apple cider was in the crock pot with cinnamon, and bingo we sold a home! They didn’t just want to buy the house, they wanted to move in that day and plopped down with the sellers to watch the kick off!
Why sell this time of year when there is already so much stress? Because if someone is out there at this time of year looking they are SERIOUS buyers. No one has time to just go hanging out with their favorite Realtor. They are wanting to buy a home. So I feel you should never miss this kind of opportunity! The pictures here are of one home that went live on the market in December, several years ago. The market was NOT a hot one. It was a damp, dreary winter so far, and my seller had taken his time getting his repairs and remodels completed. Alas, he went live later than we had hoped. He was, however, more than happy to help me. We brought out the big ribbon and guns. We focused on the beautiful rock “Tahoe style” fireplace and went to town with some festive decorations. The house was so pretty we decided to have an open house for brokers and this charming home sold in less than a month!
