Sold! Everyone would like to see that sold sign in front of their home (if they are working to sell it!). In spite of the rumor and news briefs, we have a vibrant market here in the foothills of the Sierra Nevada Mountains. Sure it is hot up here this summer, but it is HOT in our real estate market, too. Not as HOT HOT as last spring, but that has many factors.
First, We do have more inventory. So people are willing to do the shopping they should be doing to find the most appropriate home for themselves and their family. What does that mean? That means instead of jumping on the house that barely meets their requirements, they are able to shop a little to find the best one.
Second, there are actually more homes to see, so it takes a little longer to get under contract than it did one year ago. Our market time is roughly 40 to 60 days in July 2019. That is double the last July 2018 numbers, but still very normal by most real estate standards. Homes are not flying off the shelf, but rather buyers are taking their time to actually find and inspect the homes they purchase. The process is just taking more time this Summer.
The interest rates are amazing! This is bringing back those folks who thought they had been priced out of the market. Slowly, things are finding their momentum, and it is actually a better time of year than most Julys since the weather has been extraordinary!
Finally, properties are selling. Signs are plentiful, pendings are posted, AND I am selling my listing inventory pretty quickly. Northview: SOLD, Henson: SOLD, and Valley View: SOLD, Sharon: SOLD! If you are a SELLER: it is really important you understand it is still a seller’s market BUT, with four months of inventory, it could quickly become a buyer’s market. Depending on your price point (over $500K? that is a buyer’s field!)
