Where do I begin? First, if any of my fellow Realtors are out there reading my blog (good for you) I will share a huge gift with you: TAKE TIME to learn about the property you are about to represent, or wish to represent. Ask questions. Sellers, why would I start a blog about what I do for sellers with that comment? Because my fellow Realtors would be very smart to sneak a peek at my blogs. It pays to know what the competition is doing. I do things differently. I am old school.
It is no secret that I spend time with my sellers long before we put their homes on the market. It is well known that I make sure my sellers understand that the most important part of their upcoming sale is to get ready! What do I do? I encourage them to have their property shine! I lead them every step of the way to upgrading their home in a special way that rarely costs a lot of money if they have the willingness to work or hire people who do it for them. What? CLEAN! Clean sells. Our buyers these days are not impressed to know that they might have to clean up someone else’s years of neglect. Not that YOUR property is neglected, but guess what? We don’t always see or smell our own deferred maintenance. We sometimes are so busy with our work and family lives that very clean is only an aspiration, not an actuality. So CLEAN. Do I do it? Not at your house, but I do know how to look for the places where upgrades with elbow grease can be made that honestly make a difference.
One of the most important preparations I do with my sellers is to walk the property inside and out and help THEM create a honey do list. Every single thing I can see, they know needs fixing, and every dust bunny is identified. Not to embarrass anyone, but if we see it, then so might a buyer. It is their opportunity to put some serious sweat equity into their homes before they go live. We structure the list by priority and realistic goals and then everyone is involved in getting those items done.
I also spend alot of time up front explaining about reports. Many of my blogs have been about getting your reports and tests done up front. Here in the rural foothills, we have several tests that “city folk” don’t have. We might especially do a septic clean and inspection so we can prove the condition of on site sewer disposal. We also often have wells (not too close to the septic of course) that must be tested and proved potable before we can agree to any conditions in an offer. A well test is roughly $450 dollars in our market, including the mineral testing, which takes several weeks. These are very important COST factors. Spend the money up front to be able to sell a property with a great well, or lose a deal because the house doesn’t have enough water. Knowing the costs, if any, for repairs to the house before actually placing a price on the home is very important. Sometimes, if we know there are repairs, we can get them done in advance of the sale and factor in some of the cost into the price set.
This is just the beginning of what I do! Walking people through these steps is a beginning for them. Clean windows, clean carpets, hiring the perfect house cleaners (not the ones that clean your bathrooms weekly, the ones that deep clean from top to bottom) is just the first of many steps. Then having the house ready for ME to come in with my staging crew and selected goodies to transform your special home into a “model home”. Why? Because some people are unable to see past YOUR furniture and pictures to what they like. Having the skills to undress “current-ownership” and dress for the MARKET is huge, and I have these skills. My staging might be not your style, but it might very well give a hint to a potential buyer that this home is the one for them. Its the little things that make the BIGGEST difference.
